Four Leaf Property Management Support provides affordable, tailored support services to property owners. Unlike traditional property management companies, we offer transparent pricing and flexible service options, giving owners the control they want without the high costs or hidden fees. Our streamlined solutions help simplify property ownership while keeping it cost effective.

Online Rent Payments

The payment system used by the company enables rent payments to be made directly from the tenant's bank account to the landlord's bank account via an ACH transfer. This payment process is fast, automated, and direct, with no middleman, ensuring timely rent delivery.

Maintenance Coordination

We offer tenants the convenience of submitting maintenance requests online. Once submitted, we collect quotes and coordinate the repairs as quickly as possible.

Leasing Assistance

We offer marketing and advertising support by helping property owners list their properties online, creating property listings and handling photography.

Administrative and Support Services

Provide back-office support for property management tasks like bookkeeping, data entry, creating and organizing lease agreements and tracking expenses.

Management:

  • At Four Leaf Property Management, we handle all communication with tenants directly.

  • There are no additional fees or markups on repair or maintenance costs.

  • We coordinate with the service provider, issuing a detailed work order that outlines the necessary repairs or maintenance.

  • This work order is shared with both you (the homeowner) and the tenant, keeping everyone on the same page.

  • Four Leaf Property Management Support or the service provider will reach out to the property owner to obtain approval and arrange for payment.

  • We follow up with both the vendor and tenant to ensure all work is completed to satisfaction.

  • In addition, we conduct a property walkthrough at the six-month point during the lease and perform a final inspection when the tenant moves out.

Rent Collections:

  • Each month, tenants receive reminders about their upcoming rent payment, along with instructions on where to send or deposit their payment.

  • Four Leaf Property Management can accept rent payments on the property owner's behalf and deposit them into a local bank account, or the landlord may opt to receive direct payments from the tenant to help reduce any delays.

  • If rent is not received on time, the collection process begins. In the case where payments are made directly to the landlord, the landlord should inform us promptly.

  • Upon late payment, both an email and phone call are made to the tenant to follow up.

  • If there is no response within 24 hours, a formal collection notice is issued, which includes applicable late fees.

  • If no resolution is reached after these initial attempts, a 3-day notice will be posted, and additional fees may apply.

  • Based on our experience, we are generally able to address these matters quickly. If legal action becomes necessary, we can refer tenants to an external legal service provider.
